How Instant Roofer Works for Homeowners

Enter your address, get a realistic roof budget range, and choose which contractors hear from you. Here is exactly what your estimate means, how contractors are shown to you, and what happens to your information.

What your estimate is and is not

A budget range, not a binding quote

Your estimate is built from the material pricing entered by the roofing contractor you select, combined with measurements of your roof. It is a general estimate, not a binding agreement.

What it is

  • A realistic budget range for your roof, based on your address and the material you pick
  • Priced from the material pricing entered by the roofing contractor you select
  • A starting point for comparing contractor quotes before you sign anything

What it is not

  • A binding quote or a final price. The pricing provided is a general estimate, not a binding agreement.
  • A substitute for a contractor inspecting your roof in person
  • A guarantee of what any contractor will charge

What an estimate leaves out

Some costs can only be known once a contractor inspects the roof or starts the work. Your budget range does not include:

Decking repairs

Rotted or damaged wood under the old roof only shows once the old material comes off.

Permits and code upgrades

Local permit fees and any work needed to bring the roof up to current building code.

Hidden damage

Problems inside the roof structure, flashing, or ventilation that cannot be seen from imagery.

Why prices can change

Estimate vs. actual quote

Your estimate prices a straightforward replacement of your roof with the material you picked. A contractor's quote prices the job they actually found after looking at your roof: its condition, its access, its repairs, and the scope you agree on. When the two differ, the reason is almost always scope, material grade, or repairs, not the price itself.

A higher quote is not automatically unreasonable, and a lower one is not automatically a deal. Compare what each quote includes before comparing the totals.

What to ask a contractor before signing

  • Does this quote include tear-off and disposal of the old roof?
  • What material grade and manufacturer is priced in?
  • How are decking repairs priced if you find damaged wood?
  • Are permits, flashing, ventilation, and cleanup included?
  • What warranties cover the materials and the workmanship?
How contractors are shown to you

Who appears, why, and in what order

The contractors you see are matched to your home and your estimate. Five things decide who appears and how they are ordered:

Service area

The contractor serves the area around the home address you provided.

Your material

The contractor offers the roofing material you selected for your estimate.

Google reviews and ratings

The contractor's public Google reviews and ratings.

Reputation with Instant Roofer

How the contractor has performed with homeowners through Instant Roofer.

Contractor pricing

The material pricing the contractor entered, which is what your estimate is built from.

What we share and when

Your information goes only to the contractor you choose

Your address and contact details stay with you until you decide to send them. When you choose a contractor, your details go to that contractor and no one else.

  • Your address and contact details are shared only between you and the contractor you choose.
  • That is different from the vast majority of websites that connect homeowners with contractors for leads.
  • Leads created within the Instant Roofer system are never mass distributed to a list of contractors.
  • Instant Roofer never sells or shares your information with any third party.
  • Nothing is distributed without your explicit consent.
Your next steps

From budget range to signed contract

1

Get one to three estimates

Use your budget range to request estimates from contractors you want to hear from.

2

Compare them against your budget

A quote far above or below your range deserves questions about scope, material grade, or repairs, not automatic rejection.

3

Check license and insurance yourself

Before signing, verify the contractor's license and insurance with your state or local licensing authority.
